How Long Does It take?
The length of the project depends on the design, scale and finishes. Generally the design and permit process is 1-3 months and a new build takes around 6-8 months. For garage conversions to Accessory Dwelling Units (ADUs) it generally takes 3-4 months.
What is the Cost to build aN ADU?
The cost varies depending on the site, design and finishes. A new build can start around $150,000 and can range over $350,000 depending on selections, size and complexity.
What is the MAX Size?
The max size is 80 square metres (861 square feet) measured from the interior walls and cannot exceed 45 per cent of the gross floor area of the main building. (all floor levels included). The max number of bedrooms is 2 and the max height is 5 m (16.4 ft) and cannot exceed the overall building height of the main dwelling. When an additional residential dwelling unit is located above a detached garage, the maximum total building height is 6.1 metres (20 ft), and cannot exceed the overall building height of the main dwelling
what are the lot requirements?
The building cannot occupy more than 30% of the yard, including all other accessory buildings and structures. An additional residential dwelling unit in a separate building on a lot shall have a minimum interior side yard and rear yard setback consistent with the interior side yard setback for the primary dwelling unit in the applicable zone. A minimum distance of 3 metres shall be provided between the primary dwelling unit and an additional residential dwelling unit in a separate building on the same lot.. A minimum of one parking space is required.
what are the servicing requirements?
The city usually requires upgrading the water line to the primary home to a 1” line that is either pex or copper. The minimum size from the primary home to the ADU is .75” pex or copper. Sewer is usually is 4” PVC unless the property has negative grade and a sewage ejector is required. We recommend upgrading the panel to 200 amps to service the ADU and the primary home.
